How To Prepare Your Home For Sale

How To Prepare Your Home For SaleEstate agents can advise you on the best way to prepare your property for sale. When getting your home ready there is a lot to think about and often the little details get forgotten. Overlooking these things can be the difference between selling your property for the best price or not.

Real Estate Agents

Any reputable estate agent, like camijoneshomes.com, will tell you that the devil is in the details. Selling your home could be hampered by the simplest little things which you no longer notice, things which a potential buyer will pay close attention to and could either impress or dismay them when viewing your property.

Here are some things to fix straight away… Fix any broken light fittings and replace any broken bulbs. Don’t leave potential buyers having the impression of a dark or gloomy space in your property. Fix any leaky plumbing or taps. The impression of broken plumbing can be an instant turnoff for some buyers. Repair and redecorate any walls with cracks in. Whilst you have a paintbrush out, touch up any surfaces which need repainting such as skirting boards, door, and window frames. If you have brightly coloured walls or ‘interesting’ wallpaper, consider repainting them a neutral colour. Hang up clean, fresh towels, shower curtains and bath mat in neutral shades. Eradicate any odours, such as those from pets, cigarette smoke, or mildew. Open the windows to air the property out. Masking the odour with an air freshener won’t do the trick this time. You need to eliminate the source of these smells. Finally, replace any older looking cushion covers, curtains, and bedding or those with bright colors and patterns.

How To Light Your Home

How To Light Your Home

Estate agents will tell you the importance of presenting your home for sale. One aspect of this is how to light your rooms. It’s important to find a balance between function and character whilst allowing for flexibility. With careful lighting, you can transform the atmosphere of your home.

Estate agents know the importance of how you present your property for sale in a crowded marketplace. Before you draw up a wishlist of your home lighting requirements, it is important to make a plan of how it should be lit. One of the key things to consider is the amount of natural daylight each room receives, what aspect it faces – north, south, west, and east all bring different challenges. This determines the natural light level as the season’s change and thus the amount of light you need to add to each room. For example, a west-facing room will be well illuminated through the whole day and draw a lot of heat in. A north-facing room receives the lowest amount of sunlight year-round. In winter these rooms can be very dark from midday so you need more lighting and higher luminescence bulbs. Kitchens have different priorities for bedrooms. In the kitchen, you want to emphasize work areas and counter tops with ‘clean light’. Relaxation areas, such as the bedroom should be lit with ambient light which gently radiates across a room encouraging you to unwind and relax. Discuss this and more with estate agents London wide.
