Finding someone to sell your home is not just about picking some random company from a list, and more people need to understand that. 

In order to choose a realtor you need to meet with them, talk to them, discuss your needs, and see evidence of their work. Most realtors have some sort of statistic on their site about how well they do, or about the type of properties that they sell. It might be the case that your home is a higher end property than what the realtor you’re looking at usually deals with, so it’s up to you to decide what you do here. Do they present as though they can sell your property, or should you go elsewhere?

Just remember that there is a list of how often your property has been listed and when available to those who are looking to purchase. You don’t want to give them a reason to question you, and having to change realtors a few times because you didn’t choose right the first time can be a red flag.

Have Your House Valued Prior To Listing

This is something that many people still don’t do because they have decided in their own head that their home is worth a certain amount of money. While it’s nice to think that you know the value of your own home, if you are not an expert in this industry then you maybe don’t, and it’s best to have someone check. Ideally, you should book an appointment to come and have your home valued, and take the advice of the valuer. Now, you can disregard what they say if you want to, but they are in their field for a reason and they know what they are talking about.

You are more likely to sell your home if you go for or around the price that has been suggested to you, so that’s something that you should keep in mind. Of course, if you want to lower the price a little to make it more enticing to buyers and you are in a position where you are able to do so, then this is an option. But, we do not recommend going off the deep end in terms of pushing the price up. You are only going to put people off which is against the objective. 

Make Upgrades To Push The Price Up

If you have had your home valued and you did not like the answer, or if you know that your home needs a bit of an upgrade, then start doing these things before you put your home up for sale. By doing this you will increase the value of your home because of all of the work that you have put into it. For example, if you head into the kitchen, how can you improve it? Can you make it more modern by changing up the cupboard fronts, the counters, the flooring and the color? Things like this shouldn’t cost you too much to change, but will make a massive impact on how much the house is worth if you get it right.

Of course there are other upgrades that you can make, so you should start researching those as soon as possible. You do not have to do this, but it will help you get more money. We do understand that you have to put money in to achieve this result though, so if you’re struggling to justify this in your head, think of it like an investment.

There Are Ways To Have A Quick Sale If Needed

Sometimes when people put their homes up for sale, they do so in a rush because they need their home sold asap so that they can move themselves. It’s hard to get a quick sale in the economy that we live in, but it is possible if you know what to do. We already mentioned above that you can lower the price of your home a little to make it more enticing, as this is always an incentive for people to buy. If they see a home that they love, and it’s up at an unbelievable price with people feeling as though they are getting a great deal, then that could help push a sale through fast.

Or, you have another option and that is to sell to a company like Capstone Homebuyers or others similar. Companies like this buy properties, giving people the fast turnaround that they need with no strings attached. It’s something to look into at the very least as while it might not be something that you have heard of, it might well be the thing that makes selling your home easier.

Remember The Buyer Will Request A Survey

There are people out there who try to hide things that may put someone off of purchasing the property. For example if there is an issue with the roof, they may not mention it knowing that the potential buyer isn’t going to head up there themselves to check. Or, there might be a deeper issue somewhere in the house that has been managed to be covered temporarily on surface level. Those people who do this though will usually get caught out in the end because most home buyers will request a survey before they purchase the property. 

The surveyor is supposed to go through the property with a fine tooth comb to see if there are any issues with it. Anything that you try to hide should be picked up here, and if that happens then you are going to lose the sale entirely as they will wonder if there are more issues that you’re trying to hide. Or, at the very least they are going to knock a whole chunk of money off of the asking price if they do still make an offer. More often than not, this will be more money than if you would have just taken money off in the beginning.

Complete All Maintenance Unless Listed Otherwise

Following on from our previous point, this is why you are going to want to complete all maintenance and issues on your property before you list it, unless you are stating otherwise. If you are going to advertise it as a fixer upper then you don’t need to do anything really as people are going to be expecting a home that isn’t in the best condition. Think carefully about what option you want to take. Option A means that you’re going to have to put in some more work but you are giving your property the best chance of being sold at the price you want. Option B means that you are probably going to take a massive hit on the price, but that you don’t have to spend days upon days fixing everything. 

If you are marketing your home as a fixer upper, this does not mean that you have to list every little thing that needs working on. The buyer will be able to work that out and decide for themselves, so just focus on making it look the best that you can.
